Walker walked the property a second time Thursday morning with a phone tripod, narrating every porch joist, the HVAC age, and what the back fence shared with the neighbor. The Kapoors made their offer Thursday night based on a six-comp CMA and the video. We pre-cleared the title attorney on a virtual closing.
Comparable analysis + pricing
Six recent Old Village comps put the home at $920K–$935K — but the listing was priced to a quick sale, and we knew seven offers were probably coming. We escalated with a $1,500 step from $925K up to $950K, capped firm, and added a $10K appraisal-gap cushion.
Outcome
Seven offers came in by Saturday. We landed at $945K with the cushion, never touched the appraisal cap, and closed three weeks later with the Kapoors arriving the day of. Keys at the table, virtual on our side.
