How buying works in Charleston

Four steps. No surprises between them.

Charleston has its own market rules - flood zones, historic-overlay approval, peninsula HOA quirks. We walk you through them in plain English before you write an offer, not after the inspection.

  1. 01

    Pre-approval

Sit down with one of three local lenders we trust. The pre-approval letter - not your search budget - is the number sellers underwrite.

  2. 02

    Search with an agent

Saved searches, in-person walk-throughs, off-market introductions. We tell you which streets flood, which HOAs are leaning into change, and which inspectors miss things.

  3. 03

    Offer & due diligence

Comps, escalation clause, repair credit strategy. Inspection, survey, termite, structural - sequenced so the option period actually protects you.

  4. 04

    Closing

Closing attorney, final walk, wire instructions sent by phone and verified by callback. Keys at the table. We’re there.

Meet the team

Agents who actually walk the block.

Six full-time agents, each with a clear specialty. No team-of-twelve handoff - your call goes to the agent who actually knows the street.

Thinking of selling?

We sold 47 Charleston homes last quarter. Yours could be next.

Free, no-obligation comparative market analysis - a real one, built by the agent who would actually list your house. Comps, photos, staging notes, and the price band we’d list it at, sent within 48 hours.

Professional home valuation

Zillow guesses. We walk your block.

A MeridianCove valuation is a walk-through with a senior agent, comps pulled from within a quarter-mile, condition adjustments a model can't see, and a pricing-strategy conversation - not an algorithm's median. Free, written, and yours whether you list with us or not.

Client stories

Closed deals. Real names.

Every client signs a release before we publish their story, and every quote is tied to a closing we can point to - address, date, and price. Names are shortened at the client’s request; the transactions are not.

Buyer · Daniel Island
Walker walked us through three flood-zone questions our first agent didn't even know to ask. We closed at $30K under list because of one of those questions.
Seller · South of Broad
Margaret’s pricing strategy was specific to my block, not a city-wide median. Four offers in twelve days. The CMA was the most detailed I’ve ever seen.
Relocation · Mt. Pleasant
We moved from Boston without ever visiting. MeridianCove FaceTimed us through six houses, sent porch videos, and called out everything the listing photos hid. Trust earned.

Frequently asked

Questions Charleston buyers and sellers ask.

How much does it cost to work with a buyer’s agent?
Nothing out of pocket. The seller pays the buyer-side commission at closing, agreed in the listing agreement. We’ll explain how compensation has evolved post-2024 buyer-broker reforms in the first call.
Do you handle Charleston historic-district overlay approvals?
Yes. South of Broad, Ansonborough, Harleston Village all sit under the BAR (Board of Architectural Review). We coordinate the application, drawings, and hearing scheduling as part of the listing or purchase.
What about flood zones on the peninsula and barrier islands?
Every listing we represent ships with the FIRM panel, current flood-zone letter, and elevation certificate where available. We tell you what flood insurance costs *before* you write the offer.
Can I see homes before they hit the MLS?
Often, yes. Coming-soon and pre-MLS listings circulate among Charleston brokerages 5–10 days before public listing. We share what we hear with our active buyers under NDA.
How quickly can I get a free home valuation?
Drive-by CMA: 48 hours. In-home walk-through CMA with staging and pricing-strategy notes: usually 5 business days.
Do you work with out-of-state buyers and relocators?
About a third of our buyer book is relocation. We FaceTime walk-throughs, send porch videos, and coordinate Charleston-side inspections so you don’t fly down twice.
Which lenders and inspectors do you trust?
Three lenders, four inspectors, two closing attorneys we know by name. We share the list - and the reasoning - at intake. You’re welcome to use your own.
