The comps walkthrough

We pull closed sales from within a quarter-mile of your door - not a ZIP-code median - and sit with you over each one: why the house on the corner closed $85K over yours would, why the flip two streets over isn't a comp at all. In Charleston, a flood zone line or a BAR overlay can separate two 'identical' houses by six figures. You see every comp we used and every one we threw out, and why.

Condition and renovation adjustments

An algorithm can't see your new standing-seam roof, the encapsulated crawlspace, or the 1980s kitchen. A senior agent walks every room and adjusts the number for what's actually there - including the Charleston-specific items buyers' inspectors will flag: piazza framing, hurricane protection, elevation certificates, and the age of your HVAC in a climate that eats them in twelve years.

How is a MeridianCove valuation different from a Zillow Zestimate?
A Zestimate is a statistical model working from tax records and listing photos it's never verified. Our valuation starts with hyper-local comps a senior agent chose by hand, then adjusts for the condition, renovations, flood zone, and overlay restrictions the model can't see. On the Charleston peninsula, we routinely see automated estimates miss by $150K or more in either direction - the older and more renovated the housing stock, the worse the model does.
What does the valuation cost, and is there any obligation to list?
It's free, and no. The written report is yours to keep whether you list with us, list with someone else, or decide not to sell. It's how we earn listing conversations - by showing the work first.
How fast can I get a number?
A drive-by CMA lands in your inbox within 48 hours. The full walk-through valuation - with condition adjustments, staging notes, and the pricing-strategy conversation - usually takes 5 business days from the walk-through appointment.
Do I need a valuation if I'm not selling for a year or two?
It's arguably more useful then. Knowing your real number early lets you decide which pre-sale projects actually return their cost (in Charleston: roofs, HVAC, and crawlspace work usually do; kitchen gut-jobs usually don't) and time your listing to the season your neighborhood favors.
Is this the same as an appraisal?
No. An appraisal is a lender-ordered document prepared by a licensed appraiser for underwriting, typically $500–700. Our CMA is a pricing tool for you, built from the same comp logic but with a market-strategy layer an appraisal doesn't include. If you're selling, you'll eventually see both - and we'll walk you through the buyer's appraisal when it comes.
What happens after I get the report?
Whatever you want. If the number works and you're ready, we move into the listing process - commission structure and marketing plan are on our pricing page, and the seller journey is on the sell page. If not, we check back only when you ask us to.
